Situation:
The client, as the owner of an industrial complex in the city center, was involved in the proceedings for the issuance of a new zoning plan. Due to the location of the industrial complex almost in the city center, it was deemed appropriate within the zoning plan change to convert areas originally designated for manufacturing into buildable areas.
Client’s Request:
The client proposed cooperation with the city to create an urban-forming space.
Our Solution:
First, we conducted partial research on the city’s requirements, which proved unrealistic (for example, areas designated for public education facilities). We then convinced the city of these points and successfully signed a memorandum of cooperation. Alternatively, we prepared a commitment to initiate proceedings for a zoning plan amendment if the zoning plan could not be issued.
Result:
After more than two years and many negotiations, the issuance of a new zoning plan was achieved, with a large part of the client’s area changed to buildable land. At the same time, by adjusting various coefficients compared to the original proposal, the locality will transform into a “city of short distances” with amenities, services, and urban streets — all without reducing the floor area of the residential buildings to be constructed.
